Il Patio is a unique and prestigious property beautifully located by the sea in the archaeological area of Ansedonia, Tuscany.

Ansedonia is a quiet and glamorous holiday area, located on a small rocky promontory by the sea just south of Monte Argentario. On the top of the hill lie the ruins of the ancient Roman city of Cosa (3rd century B.C.), with an interesting archaeological museum.

Exterior

The property sits on a 6,000 square metres of ground descending towards a 10-meter high cliff overlooking the sea.

A footpath leads from the pool down to two private accesses to the sea (la calata), with various terraces along the way. Other terraces, including a very large one on the living room roof, and a Italian bowls court (bocce), surround the Main House.

The whole area is covered by typical Mediterranean flora with oleanders, geraniums, pines, oaks and agaves.

The Main House is a large villa Placed on the edge of the cliff with a wonderful panoramic view. The house revolves around a patio and Consists of 8 bedrooms, 6 bathrooms, a large living room with a magnificent sea view, a dining room That can comfortably accommodate 14 guests, a large kitchen with an outside terrace and a service bedroom. The master bedroom is effectively a suite with dressing room, en-suite bathroom, study / living room, great sea view and direct access to the pool. The covered area altogether Approximately 330 square meters, is laid out on a single floor, at three different levels to adjust for the slope of the ground. In addition, the patio (about 75 square meters) works as a delicious dining room in the warm season (approx. From May to September) as it takes advantage of the shade of three large oaks. The 1950s architectural style of the Main House is very consistent and conveys a warm atmosphere: solid wood main door, teak parquet floors in the living, dining and master bedrooms, characteristic color tiled floors, large full-glass wooden-frame sliding doors all around the living room, dining room and patio, outdoor white travertine stone floors.

The area is ideal for boating with the modern marina of Cala Galera and the cosy harbour of Porto Ercole (13km off Ansedonia), the marvellous coastline of Monte Argentario and the nearby islands of Giglio and Giannutri (both within 16-19 nautical km from Cala Galera).

The inland area, typical Tuscan Maremma, is renowned for its cuisine and for charming villages like the medieval 11th century town of Capalbio (16km from Ansedonia).

Ansedonia can be reached by car in about 1.5 hours from Rome (145km) and 1 hour from Rome's International Airport Leonardo Da Vinci (110km).
